What expectations should I set for myself?

When should I speak to the bank about buying?
It is always a good idea to talk to a lender before you begin the buying process to get pre-qualified. That will allow you to fully understand what the purchase price of the home will mean for your monthly payments. With a pre-qualification in hand we can work with you to come up with a house plan and location that can keep you in your specified budget.
Do I need a specific loan for new home construction?
We do not require a specific new construction loan. As part of the Spall process we want to see around 15% of the total purchase price down over the course of construction. These are broken up into three separate progress payments during construction. The remainder is due at closing. Please reach out for more details.
Do I need a real estate agent to build a new home?
You do not need to have a real estate agent to build a new home. However, we gladly cooperate with real estate agents. Many buyers are already working with an agent in their home search or to sell their current home.
Can you customize a model or spec home under construction?
We have many homes already constructed and are move-in ready for you and your family. If some of these do not meet your specifications or desires, we can personalize them with your modifications. Our experts will help guide you to which ones can be modified and how we can help build your dream home.
Do you build custom homes or cookie cutter neighborhoods?
While we do build neighborhoods, there is nothing cookie-cutter about our homes. We create each home with you and your family in mind. Our experts work with you on design and bring it all to life. How long does it take to build a home?
The time it takes us to build your dream home depends on how you wish for the home to look. The size and desires of the home will all determine the amount of time needed for your home. Our portfolio homes normally take 5-6 months (more like 10-12 months in today’s environment) from when construction begins. Our experts will be able to assist in getting you a better timeframe.
Can I visit the construction site of my home while you build?
